Tall Pines Ranch Covenant Summary (Annual HOA Dues: $300)


Tall Pines Ranch is a planned rural, residential community controlled by covenants. The Tall Pines Ranch Homeowners Association exists to insure the integrity of the development. All construction plans must be submitted to the Association's Architectural Control Committee for approval prior to construction. The following are highlights of the covenants. This information is subject to change by the homeowners association so prospective Buyers are encouraged to obtain a copy of the entire covenant document.  All correspondence with the Association shall be directed to: Tall Pines HOA, PO Box 2244 Monument, Co 80132, Phone: 719-481-0010.

BUILDING TYPE AND USE: Residential lots are for custom homes only. No mobile homes, premanufactured homes or domes.

DWELLING TYPE: Single family homes not to exceed 2 1/2 stories. Maximum dwelling height is 35 feet.

DWELLING SIZE: The finished, enclosed living area of the main dwelling structure, exclusive of garages and porches, shall not be less that 2,650 square feet for a one level dwelling (ranch style with no basement) nor less than 3,250 square feet for a multiple level dwelling (ranch style with basement, two story without basement, or two story with basement).  The main level of a ranch style dwelling with a basement shall not be less than 2,350 square feet, and the main level of a two story dwelling with a basement shall not be less than 1,650 square feet.  In its sole discretion, the Committee may treat a bi-level home as a single or multiple level building depending upon its appearance.

GARAGES: Attached three car garages required on all houses. No carports or other open unenclosed structures intended as storage for parking for vehicles.

MASONRY: Minimum of forty percent (40%) of the exterior front of the primary home shall be of masonry construction (brick, stone, cultured stone etc).

ACCESSORY BUILDINGS: Maximum of two accessory buildings per lot. Combined square footage not to exceed sixty percent (60%) of finished livable square footage of primary residence subject to a maximum allowable square footage of 1,800 square feet.

TREES: No clear cutting of trees. Lawn and garden area not to cumulatively exceed 2,500 square feet.

SET BACKS: Buildings to be placed at least ninety (90) feet from any lot line fronting a road and at least thirty-five (35) feet from any other lot line.

CONSTRUCTION TIME: Construction must be completed within 12 months of the time initiated.

FENCING: Maximum height six (6) feet and not to extend beyond front corner of the house. May extend maximum of fifty (50) feet from side of house and maximum of one hundred (100) feet to the rear and must not enter set back area.

ANIMALS: Commonly accepted domestic household pets.

VEHICLE PARKING: No vehicles, motor homes, travel trailers, horse trailers, campers, boats, farm implements or similar equipment shall be stored longer than two weeks within the project except in a closed garage. The intent is to prevent clutter and enhance natural appearance. No junk or abandoned vehicles shall be allowed.

WATER AND SEWER: Individual water wells. Individual septic tanks and leach fields.
