WALDEN COVENANT SUMMARY   

Walden is a planned residential community controlled by covenants the intent of which are to preserve Walden as an exclusive, high quality area of lasting value. The Walden Homeowners Association exists to insure the integrity of the development. All construction plans must be submitted to the Association's Architectural Control Committee and approved prior to construction. The following are highlights of the covenants. This information is subject to change by the homeowners association so prospective Buyers are encouraged to obtain a copy of the entire covenant document.

BUILDING TYPE & USE: Residential lots are for custom built single-family homes only.

DWELLING SIZE: Single family homes are not to exceed 2 1/2 stories in height. The ground floor of the main structure exclusive of one story open porches and garages shall not be less than 1600 square feet for a one story home nor less than 1100 square feet for a home of more than one story, or a tri-level with the two lower levels having not less than 1400 square feet.

GARAGES: Garages are required for all houses and shall accomodate not less than two full-sized cars. Oversized two car or three car garages are recommended.

SETBACKS: No building shall be located on any lot nearer than 40 feet to any lot line fronting a road, nor nearer than 20 feet to any other lot line.

CONSTRUCTION TIME: Construction must be completed within nine months of the time initiated.

CLEARING TREES: Approval shall be obtained to cut down or clear any trees. Approval is not required to remove dead tree, thin trees less than four inches in diameter or to control infestation.

VEHICLE PARKING & EQUIPMENT: No vehicles shall be stored or parked except in a closed garage. However, recreation vehicles may be kept if such vehicle(s) are screened from public view with the proper garaging or approved fencing.

WATER & SEWAGE: Any residence constructed shall be connected with the community water and sewage disposal system formed to serve the subdivision.

LAWNS & GARDENS: Residences shall be limited to 2000 square feet of lawn or garden or the combined use of both for the purpose of irrigation and sprinkling.

ANIMALS: Commonly accepted domestic household pets.

WALDEN HOMEOWNERS ASSOCIATION (WHA): Owners in Walden shall automatically become members of the WHA. Membership is mandatory and is a condition of purchasing a lot(s).  Annual dues $250.
